Most repair calls fall into a handful of patterns. We diagnose first, quote second, never the other way around.
No hot water or lukewarm water. On gas units, this is usually a pilot, thermocouple, gas valve, or burner assembly issue. On electric units, it is typically one of two heating elements or a thermostat. We carry the common parts on the truck.
Popping, banging, or knocking sounds. Sediment buildup at the bottom of the tank. Read more in our maintenance article on why your water heater is making a popping noise. A flush sometimes solves it. If the tank is over 10 years old, it may be time to discuss replacement.
Leaking from the top. Usually a fitting, the cold inlet, or the T&P relief valve. Often repairable.
Leaking from the bottom or rusty water. The tank itself has failed. Replacement is the only fix. Continuing to run a leaking tank risks a major water loss event.
Pilot will not stay lit. Thermocouple, thermopile, or in some cases a venting issue. We test both and identify the cause before replacing parts.
Tankless error codes. We service Rinnai, Navien, Rheem, Noritz, Takagi, and Bosch tankless units. Most error codes point to ignition, flame sensor, scale buildup, gas supply, or venting. Annual descaling prevents most tankless failures.
A reasonable rule of thumb for tank water heaters: if the unit is under 8 years old and the repair is under 50% of replacement cost, repair. If the unit is over 12 years old, replacement is almost always the better dollar. Between 8 and 12 years, it depends on the failure type.
For tankless, the equation is different because tankless units commonly run 18 to 20 years with maintenance. Most tankless calls are repair-worthy unless the heat exchanger has failed.

A like-for-like tank replacement is usually 2 to 4 hours. Tankless conversion or relocation can take a full day.

Often, yes, on standard 40 and 50-gallon tank units. Tankless and specialty configurations may require a parts order.
